Whether you are buying brand new construction or a legacy house that has been around for a while, you need to hire a home inspector.
Our founder, Lon Welsh, has first-hand experience with the importance of hiring a home inspector. When purchasing a new build in Broomfield, CO, he hired an inspector. The inspector caught things that were structurally wrong with the house that the city inspector missed. Luckily, this allowed him to get things corrected before it would have been too difficult for the builder. For example, the city inspector somehow missed that half of the house was not insulated. With this being said, don’t skimp on the inspection regardless of what type of property you are buying!
Get a Radon Test
When looking for a new house, if anyone will be sleeping below grade in the basement, you will want to get a radon test. There is a lot of radon within Colorado specifically. Although it is patchy neighborhood by neighborhood, there is a small risk of lung cancer if you are in a room with an elevated level of radon. It is easy to mitigate this, so it’s a test you will want to run, if necessary.
You might be asked if you want to run a lead-based paint test. Generally speaking, we do not think that is a good use of time. However, you should research it yourself and drive your conclusion based on your circumstances. Say you have a little kid that may chew on the walls, or there is a lot of peeling paint in the house, you then may want to get the test. If the house is older than 1970, there is lead.
Talk to Your Realtor
Generally, you will want to get a well-rounded inspection of the property. The best way to find that is to talk to your realtor! They most likely have experience working with all types of home inspectors and can point you in the right direction.
